Can I test my price before listing my home on the MLS?

Yes. With your signed approval, your agent can present your home privately to agents with active buyers before any public listing. You learn what buyers will pay without a public price history or price cuts on record.

Why test first

A public listing records every price change. If you start too high and cut, buyers see the cut, and many read it as a reason to offer less. A private test shows you real demand at your number before anything is recorded.

How a private test works

StepWhat happens
1Your agent prepares the listing and a price based on recent sales.
2You sign your approval to market privately.
3Agents whose active buyers fit your home are introduced to it.
4You see the interest and any offers.
5You accept an offer, adjust, or go to the MLS.

The rules your agent follows

Agents in MLSs that follow the Clear Cooperation Policy must enter a home in the MLS within one business day of marketing it to the public. Your signed choice to market privately is what allows a private test. Your agent will explain the options your MLS offers.

How it works on Chimpre

The whole test happens on Chimpre: one signature from you, introductions only to agents representing active buyers, and your agent decides with you when or whether to go public.

See who is looking for a home like yours

Chimpre introduces your home to agents whose active buyers are searching for a home like yours, in your area, at your price, with the space they need. Your agent shows you who is interested before anything goes public.
