What is a pocket listing?
A pocket listing is a home an agent markets privately instead of putting it on the MLS. The term is informal. Today the recognized versions are office exclusives and private listings that the seller has approved in writing.

Updated
Then and now
Pocket listings once meant an agent quietly sharing a home with a few contacts. Since NAR's Clear Cooperation Policy, an agent in a participating MLS who markets a home to the public must enter it in the MLS within one business day. Private marketing now works through recognized options that start with the seller's signed choice.
| Term | What it means |
|---|---|
| Pocket listing | Informal name for any home marketed off the MLS |
| Office exclusive | Shared only within one brokerage, with the seller's signed choice filed with the MLS |
| Delayed marketing | In the MLS but held back from public websites for a set period |
| Private listing | Presented to selected agents with the seller's written approval |
What buyers should know
Private homes are not on public sites, so your agent's access matters. Ask how your agent finds homes before they go public.
How it works on Chimpre
Every private listing on Chimpre starts with the seller's signed approval, and is introduced only to agents representing active buyers.
See who is looking for a home like yours
Chimpre introduces your home to agents whose active buyers are searching for a home like yours, in your area, at your price, with the space they need. Your agent shows you who is interested before anything goes public.
