How do real estate referral fees work?

A referral fee is a share of the receiving agent's commission paid to the referring brokerage, under a written agreement, after closing. Fees are negotiated, and they are paid broker to broker, never directly between agents.

How a referral works

StepWhat happens
1The two brokerages sign a written referral agreement naming the client, the property or search, and the fee
2The receiving agent represents the client
3At closing, the receiving brokerage pays the referring brokerage
4Each brokerage pays its own agent under its own split

Rules that apply everywhere

  • Both sides must be licensed. Paying an unlicensed person for a referral is prohibited in most states.
  • The fee is paid broker to broker.
  • Agree to the fee in writing before the client is introduced.

How it works on Chimpre

Every introduction on Chimpre is covered by a per-property referral agreement signed before any client details are shared. The fee is 30% of the receiving agent's side, paid broker to broker after closing.

See who is looking for a home like yours

Chimpre introduces your home to agents whose active buyers are searching for a home like yours, in your area, at your price, with the space they need. Your agent shows you who is interested before anything goes public.
