Will mortgage rates go down in 2027?
Not according to the latest major forecast. In October 2026, Fannie Mae projected the 30-year fixed rate to average 7.5% throughout 2027, up from 6.7% in its September outlook. Forecasts change often, so plan around today's rate, not a hoped-for drop.

How the forecast has moved
| Forecast | 2027 average 30-year rate |
|---|---|
| Fannie Mae, December 2025 | 5.9% |
| Fannie Mae, September 2026 | 6.7% |
| Fannie Mae, October 2026 | 7.5% |
In ten months the same forecaster moved its 2027 rate by 1.6 points. That is the strongest reason not to time a move on a rate prediction.
What it means if you are buying
Budget at today's rate. If rates fall later, refinancing is an option; if they rise, you are already protected. A seller-paid rate buydown can lower your payment more than the same dollars taken off the price.
What it means if you are selling
Buyers are pricing in higher payments, so homes priced to today's buyers sell, and homes priced to last year's do not. If your plans depend on a move in 2027, waiting for lower rates may not pay.
